A Homeowners Association is a non-profit organization in a planned community that is initiated by the developer and registered as an encumbrance on all the properties in the community. A Homeowners Association collects dues to pay for the maintenance and enhancement of the community.

How much are the Windermere North Homeowners fees?

The volunteer Board of Directors sets the annual homeowners association fees as part of the budget process. The annual fees are set at:
- $160 for homeowners; and
- $80 for apartment style condos.

Can I opt out of HOA fees?

No. HOA fees are due as per the encumbrance registered on your title and help to ensure the preservation and enhancement of your neighbourhood. Outstanding fees may incur additional collection costs which will become the responsibility of the owner.

What do my HOA fees pay for?

Your annual HOA fees pay for the maintenance and enhancement of our neighbourhood as well as communication mediums (website, AGM etc.), and several other maintenance and operational requirements. The City of Edmonton attempts to cut the grass on a 21 day cycle, with weeding done even more infrequently. Over the last few years the developer has been maintaining the common area greenspaces at least every 7 - 10 days.
This is the same for snow removal and garbage collection from parks. Your fees will supplement the City's schedule to keep these areas to an acceptable level. Additionally, the City does not cover any of the shrub/flower beds at the entries into the community nor does it cover certain other beds throughout the neighbourhood. Finally, the fountain in the pond is not maintained or powered by the city, and this cost falls to the HOA.

You can send a cheque or money order to Core Realty & Management Group. Please clearly indicate the address for which your payment corresponds so that we can accord your payment to the correct account.

Condo fee budgets have already been set and do not include payment of the Windermere North HOA fee. As such, your condo fees DO NOT cover this cost. All condo/townhome/multi-family owners must pay this fee on their own via the methods listed above.
